What do today's home buyer's want?

Every buyer has a shopping list of amenities and features they would like in their new home.  Here are Dick and Sandy's Top 10 Items that may surprise you:

  1. A Bargain,  Pride...they want to tell everyone they know, "We got a bargain, and what a deal" They are really focused on negotiating....the "Art of the Deal" so to speak, they like to strategize, plan, and drive a hard bargain.
  2. Value,  in good to better condition, that have inherent value.  Good mechanical condition, no fixer-uppers, properties that will give them their moneys worth. They have just enough money to buy the house, rather than spending the money to fix it up.
  3. Incentives,  they want a deal, part 2, they want everything and anything from gift cards, furniture, new paint, lawn-mowers, to financial assistance...for new homes builders can expect to throw in stainless appliances, privacy fences, hardwood floors, and lighting upgrades.  Negotiations are all the more difficult! 
  4. Green Features, "Easy on the wallet, and also easy on the planet" In-expensive now and energy-saving in the future!  they are looking for triple-glazed windows, energy efficient HVAC, efficient appliances, everything more economical.  In some areas of the country exposure is important....overhangs to block sun for cooling, and windows to warm the home.
  5. Smaller less formal,  "re-purposing of space" more realistic about size, buying smaller, eliminating formal dining rooms, bedroom doubling as office space, and living and family rooms as one in the same.
  6. Luxury Touches,  and the amenities that convey luxury. High dollar finishes, granite counters, stainless steel appliances, tile baths, counter bars and stools, homes that entertain well!
  7. Open Kitchens, the kitchen is becoming part of the gathering space.  The cook is now more involved!
  8. Natural Materials,  Stone, hardwood, terra cotta, and even roofing materials.
  9. Outdoor Living,  Screen porches, outdoor kitchens, two-way fireplaces, and the all important deck or patio.
  10. Homes in Good Condition,  Not to many buyers want fixer-uppers....no time and money is tight!  Borrowing is hard...lenders are making it difficult, they want to see homes where there is value!

To summarize....Today's homebuyer want it all!  So  as sellers knowing this, you need to be prepared to negotiate, be value conscious, "offer bang for the buck" and be clean (very clean) also be accessible...there is lots of compieition out there.
